Restoration, Repair, and Replacement
A repair fixes one isolated problem, like a single leak or one spalled column. A restoration brings a larger system back to sound, code-compliant condition, like a full concrete and waterproofing scope across a facade. A renovation improves a space beyond its original condition, like a lobby or amenity redesign. Pro-Max does all three under one contract, so one team is accountable from first assessment to final walkthrough.
When the structure is sound and the damage is limited to the surface, restoring is usually less disruptive and less costly than tearing out and rebuilding. Replacement makes sense when a component has lost its structural integrity, when corrosion is advanced, or when the repair would cost close to what replacement costs. Pro-Max assesses the building's condition first, then recommends the option that protects its long-term value.
In most cases, yes. Repairing existing concrete, masonry, and roofing avoids the waste and emissions that come with demolition, disposal, and making new materials. The U.S. EPA lists reusing and maintaining existing building materials as a core way to reduce construction and demolition waste.
Yes, when the work fixes root causes instead of visible symptoms. Correcting water intrusion, corrosion, and coating failure, and documenting the work, helps a building hold up against salt air, humidity, and hurricane season. Pro-Max chooses materials for long-term performance and leaves closeout documentation that carries into your next reserve study and inspection.
Concrete Restoration and Florida Inspections
Florida law requires a structural Milestone Inspection for condominium and cooperative buildings three stories or taller once they reach set age thresholds. If the first phase finds deterioration, a Phase 2 investigation follows. The inspection identifies conditions but doesn't do the repairs. Pro-Max carries out the repairs the inspection calls for.
Visible concrete elements like balconies, slab edges, soffits, and garages should be reviewed every year starting around year 3 to 5. For coastal and high-rise buildings, an engineer-led condition assessment is recommended by year 5 to 10. Florida's Milestone Inspection is required at 30 years, earlier where the local building official requires it, and every 10 years after that.
If your building already has an engineering firm or owner's rep, we work directly with them on scope and specifications. If it doesn't, we can bring the right engineering partner into the project.
Yes. Most Pro-Max work happens in occupied condominiums, garages, retail and institutional properties, and hotels. We phase access, protect residents, staff, and visitors, and communicate on a set schedule so daily operations continue around the work.
Waterproofing, Painting, and Roofing
Waterproofing comes first wherever water is getting into the building. Painting over an active leak only hides the problem.
Check sealants, coating condition, and facade appearance every year. Exterior paint and coating systems are usually refreshed every 7 to 10 years, depending on exposure. Waterproofing membranes need a detailed review when leaks come back or by the 5 to 10 year mark, with renewal planned around their condition rather than a fixed date.
Warranty terms vary by system and manufacturer. We confirm the warranty available for your building once we've assessed the surface underneath.
Roofs need at least one inspection a year, plus a check before and after hurricane season. Clear drains and scuppers before heavy-rain periods. If a leak keeps coming back, investigate the source instead of repairing the same spot again.
Interior Renovations
Yes. Pro-Max designs and builds common-area and interior renovations in-house for condominiums, hotels, resorts, retail, and commercial properties. One team manages every trade, so you have one point of contact and one quality standard.
Yes. Our in-house team handles design, procurement, and construction, so you have one point of contact from concept through completion.
Check common areas every year for stains, moisture damage, and wear. A full renovation is usually considered every 7 to 10 years. If repeated envelope leaks are affecting a space, fix the leak source before replacing finishes.
Working With Pro-Max Restoration & Paint
Yes. Pro-Max offers site assessments before a bid is requested. A member of our team takes the first look, documents the affected areas, and gives you an honest read on what the building needs, so your board can plan the scope and budget with confidence.
Yes. You can request a proposal at any stage, whether a project is ready to bid or you're still gathering information. We write scopes that address root causes, and we structure proposals so a board or owner's rep can review the reasoning easily.
Look for verifiable licensing, a long local track record, accountability across every trade, and documentation you can audit years later. Ask whether the contractor brings in a structural engineer before writing a scope. Pro-Max is a licensed Florida general contractor (CGC #1513813) with more than 30 years, 500+ team members, and $600 million in project work across 109 Florida cities.
